The property has direct access off of hard surfaced Holy Cross Rd. (Y13) via a 30′ wide easement The property is being split from a larger farm parcel being sold by the Ellerbach Trust. Dubuque is approximately 21 miles east, while Cedar Rapids is 72 +-miles southwest. Waterloo is roughly 79 miles west.
The scenic, wooded property consists of a long valley approximately 3,200 in length, containing several cold water springs, with the stream winding through the property to the SE. The Middle Fork Little Maquoketa River originates on this property and extends 2+- miles south to Bankston Park where trout is routinely stocked. Fairly steep wooded limestone bluffs line both sides of the long spring fed valley.
The property contains moderate to heavy stands of timber which has not been pastured in many years. As a result, there is thick dense cover in most areas, creating excellent habitat for a wide variety of wildlife. Whitetail deer, turkey, rabbits, squirrels, coyote, songbirds and other wildlife are abundant and thrive on the property. Watercress grows in the spring fed areas of the stream in the springtime.
Woodland Forestry LLC inspected the property earlier this year describing the extent of the harvestable and growing trees. Several old logging roads exist throughout the property. The timber is reported to have been last logged in 1984. Final acres will be determined by survey.
There is a 30′ wide easement access to the property from Holy Cross Rd. The easement is approximately 500′ in length.
